Every one of those feet is a shallow, porous channel sitting a little lower than the tile around it, and every time you mop, the dirty water runs downhill into it. Why grout gets so bad here
Grout is cement-based and full of tiny pores. Anything wet that lands on it gets pulled in, and dirt goes in with it. Mopping makes this worse: the mop collects soil from the tile and deposits it in the lowest spot, which is the grout.
Local conditions add to it. Gumbo clay in the yard clings to shoes, especially after a summer storm, and the first thing it meets inside is usually an entry tile. Bathrooms and kitchens stay damp enough that mildew can start on the surface of the grout. And a lot of the "cleaners" sold for tile are bleach or acid, which can weaken grout over time and dull the tile's finish.
What a professional cleaning gets you
The look is the obvious part. Grout that has turned dark from buildup usually comes back close to its original shade, and the tile looks brighter beside it.
It's cleaner in a real sense too. Kitchens and baths collect bacteria and allergens, and clearing out the grout lines removes a lot of what was living there, along with surface mold and mildew. That also takes care of a sour smell many people blame on the drain.
Floors last longer. Grit on tile acts like sandpaper, wearing down the finish every time someone walks across it. Removing that layer slows the wear.
And day-to-day cleaning gets easier, because a mop works much better on a floor that isn't already coated in film.

Keeping it clean afterward
Wipe up spills when they happen, especially coffee and red sauce. Stay away from bleach and acidic cleaners. A damp microfiber mop does more good than a soaking string mop, and it stops pushing dirty water into the lines. A doormat at the back door will catch a surprising amount of clay before it reaches the floor.
Showers deserve a separate note. Soap scum and hard-water film build up on shower walls and floors faster than anywhere else in the house, and the grout in a shower stall stays wet most of the day.
